Vaughan Homes Are Built Big. We Renovate to Match.

Vaughan has a building culture of its own. Woodbridge and Maple are full of large, solidly built family homes, often with stonework, high ceilings and finished detail throughout. Kleinburg mixes village heritage homes with sprawling estate lots, and the Vaughan Metropolitan Centre has brought a wall of new condo towers to Highway 7.

We renovate to that standard. A Vaughan kitchen renovation in a Woodbridge home is a different scale of project than a downtown condo, and we scope it that way. For the full picture of what we do across the region, have a look at our home renovation services in Toronto.

We Know How to Work Across Vaughan

Vaughan stretches from Steeles up past Major Mackenzie and out to Kleinburg, and every pocket has its own rhythm. We plan trades and deliveries around Highways 400, 407 and 427 and the Highway 7 corridor, work with the deep lots and long driveways the custom neighbourhoods are known for, and book elevators ahead of time for any VMC condo project.

Custom Woodbridge & Maple homes

These larger homes were built with quality in mind. We update kitchens, primary suites and mechanicals to a matching standard, keeping the stonework and detail that make them stand out.

Kleinburg heritage & estates

Village heritage homes and estate lots near the McMichael each need a careful hand. We modernize the inside while respecting the character, and manage any heritage district requirements.

Vellore & Sonoma new builds

Newer subdivision homes often have the space but not the finish. Custom kitchens, finished basements and better built-in storage turn a builder-basic layout into a home that fits how you live.

Condos at the VMC

Units at the Vaughan Metropolitan Centre and along Highway 7 need board approvals, insurance certificates and booked elevators. We handle the building side so your suite renovation runs cleanly.

What a Vaughan Renovation Actually Costs

Cost comes down to the size of your home, the finishes you pick, the age of the property and how much structural work is involved. The ranges below are general planning figures for the Vaughan market, meant to help you budget before a fixed quote.

Project typeTypical Vaughan rangeNotes
Cosmetic refresh (paint, trim, lighting)$3,000 – $12,000No structural or permit work
Bathroom renovation$15,000 – $40,000+Higher for ensuites and layout changes
Kitchen renovation$30,000 – $90,000+Cabinetry and appliances drive the range
Basement finishing$35 – $75 / sq ftLegal apartments cost more
Full main-floor / open-plan reno$40,000 – $120,000+Load-bearing wall removal adds cost
Second-storey addition / top-upQuoted per projectStructural, roofing and permits included
Building permit fees$300 – $2,000+Set by the City of Vaughan by scope

These are planning ranges, not a quote. Larger Vaughan homes carry more square footage and higher finish levels, and older Kleinburg properties can hide surprises behind the walls, so we suggest budgeting 10 to 15 percent extra for the unexpected. What You Need to Know About Vaughan Permits

Vaughan runs its own building department, so permits go through the City of Vaughan's Building Standards team and follow the Ontario Building Code and Vaughan's zoning bylaw. If your property is near the Humber River, a tributary or a ravine, a Toronto and Region Conservation Authority review may also apply, and Kleinburg's heritage district adds its own step. We handle all of it for you, from drawings and applications to booking the required inspections.

  • Load-bearing wall removal and second-storey additions
  • Basement underpinning or a new secondary suite
  • Heritage district and conservation review where it applies

My bathroom needed a near full gut, and I wanted it to let me age in place at home. Sam and Paul answered every question, and Paul's tile work was second to none. The result is both beautiful and practical.

Sam was one of the few contractors happy to meet over Zoom and tour the house remotely. He guided our material choices, timed each delivery, and his team finished two beautiful bathrooms in five weeks.

Warren R. Toronto, ON

Our second big project with Sam's team, and again the care and detail went beyond what we expected. They kept the house clean and protected, worked quickly with little disruption, and six years on our kitchen still looks brand new.

Frequently asked questions

Vaughan Home Renovation FAQ

Do I need a permit to renovate my home in Vaughan?
Yes, for most structural, plumbing, electrical or HVAC work. Permits are issued by the City of Vaughan's Building Standards department and must meet the Ontario Building Code and Vaughan's zoning bylaw. Homes near the Humber River, a tributary or a ravine may also need Toronto and Region Conservation Authority review. We confirm what applies and handle the full process for you.
How much does a home renovation cost in Vaughan?
As a general guide, bathrooms typically run $15,000 to $40,000 or more, kitchens $30,000 to $90,000 or more, basement finishing about $35 to $75 per square foot, and full main-floor renovations $40,000 to $120,000 or more. Larger custom Woodbridge and Kleinburg homes sit at the higher end. Costs depend on size, finishes and structural scope, so we suggest a 10 to 15 percent contingency.
Which Vaughan neighbourhoods do you serve?
We renovate homes throughout Vaughan, including Woodbridge, Maple, Kleinburg, Concord, Vellore, Sonoma Heights, Thornhill and the Vaughan Metropolitan Centre, along with the surrounding streets in each community.
Can you renovate a Kleinburg heritage or estate home?
Yes. Kleinburg's older village homes and the estate properties around it need a careful approach, and some fall within the heritage conservation district. We modernize kitchens, bathrooms, wiring and mechanicals while protecting the character and detailing that give these homes their value, and we manage any heritage and permit requirements along the way.
Do you renovate condos at the Vaughan Metropolitan Centre?
Yes. We handle full unit renovations in the VMC and Thornhill towers, including condo-board approvals, insurance certificates and elevator booking, and we work within building hours so the project runs smoothly for you and your neighbours.
