What You Can Change in a Toronto Condo, and What You Can't

In a Toronto condo you own everything from the drywall in, and the corporation owns everything behind it. That one line explains almost every renovation rule you will run into, so here is where it actually lands.

Fair game, with board approval

  • Kitchens and bathrooms renovated in place, including cabinets, counters, tile and fixtures
  • Flooring throughout the unit, installed over an underlay that meets the building's sound rating
  • Non-structural partition walls, which covers most interior walls in a suite
  • Lighting and electrical within the unit, done with ESA notification
  • Built-in storage, closets and feature walls
  • Popcorn ceiling removal, after an asbestos test in buildings from before 1990

Off the table, or close to it

  • The plumbing stack. Sinks, toilets and showers can shift a little, but they cannot cross the unit
  • Windows and exterior walls. Common elements, owned by the corporation
  • The balcony. Usually exclusive-use common space, so even flooring out there needs permission
  • The concrete slab. Many towers are post-tensioned, so nothing gets drilled or cored without engineering
  • Heating and cooling risers and the fan coil unit's location
  • Load-bearing and shear walls, rare inside a suite but absolute where they exist

The honest version most contractors skip: the building's declaration and rules outrank your plans. We read them at the consultation stage, before you have spent a dollar on design.

The two questions every condo owner asks first, answered without the runaround. Most full condo renovations in Toronto land between $60,000 and $150,000, which works out to roughly $100 to $300 per square foot, and a full unit takes 5 to 10 weeks on site once approvals are in hand.

Condo work runs 10 to 20 percent more than the same rooms in a house. That is not padding; it is board paperwork, elevator logistics, protected corridors and shorter working days, and it is already inside our fixed price. Excludes HST; every quote itemizes it.

How the schedule actually goes

  • Weeks 1–4, before day one: board approval submitted and materials ordered, so nothing waits later
  • Week 1 on site: corridor and unit protection up, then demolition and disposal runs
  • Weeks 2–3: plumbing and electrical rough-in, inspected before walls close
  • Weeks 3–5: drywall, ceilings and flooring
  • Weeks 5–8: kitchen and bathroom installs, tile and counters
  • Weeks 8–10: paint, finals, deficiency walkthrough, warranty in writing

Board approval typically takes two to six weeks depending on the corporation, which is why we submit it while your materials are on order rather than after.

Every Toronto condo corporation charges for renovation logistics in its own way. These are the items that show up after a lowball quote is signed, so we put them on the table at the consultation instead.

If a condo quote is thousands below everyone else's, this table is usually what got left out. Ours includes it, in writing, before you sign.

A 1990s Tower and a New Glass Condo Are Different Jobs

Buildings from the mid-90s to late 2000s: this is Kitec territory. Kitec plumbing was installed in thousands of Toronto condos before it was pulled from the market, and it fails early. If your building has it, the smart move is replacing it inside your unit while the walls are already open, and insurers increasingly expect exactly that. We check for it on every job from that era.

Older buildings, 70s and 80s: popcorn ceilings that need an asbestos test before anyone scrapes them, tired electrical panels, and drain stacks that have seen better decades. All manageable, as long as your contractor prices it up front rather than discovering it mid-job.

Newer towers: no Kitec, but post-tensioned slabs that rule out coring, compact mechanical closets, fan coil units that cannot move, and boards with detailed rule books. The constraint shifts from the pipes to the paperwork.

Either way, the building gets inspected before the design gets drawn. That order is why our fixed price holds.

How much does it cost to renovate a condo in Toronto?

Plan on $100 to $300 per square foot. Do I need condo board approval to renovate?

For anything beyond paint, almost always yes. Most Toronto corporations want an alteration agreement covering your scope of work, plus the contractor's licence, WSIB clearance and a certificate of insurance naming the corporation. Approval typically takes two to six weeks depending on the building. We prepare the whole package for you and submit it while your materials are on order, so the wait costs you nothing.

Do I need a City of Toronto permit for a condo renovation?

Usually not for work inside your unit that keeps plumbing and walls roughly where they are. You do need one for structural changes and for significant plumbing relocations, and electrical work goes through the ESA either way. The bigger gatekeeper in a condo is the board, not the city, and we handle both sets of paperwork when they apply.

What renovations are you allowed to do in a condo?

Inside the drywall, most things: kitchens, bathrooms, flooring, lighting, built-ins and most partition walls, all with board approval. What you cannot touch are the common elements: the plumbing stack, windows, exterior walls, the balcony structure, heating and cooling risers, and the concrete slab. The building's declaration and rules set the details, and we read them before we draw anything.

How long does a condo renovation take?

A full unit takes 5 to 10 weeks on site. Add two to six weeks before that for board approval and material lead times, which we run in parallel so the schedule does not stack. A condo bathroom alone runs about three to five weeks and a condo kitchen five to ten. Restricted working hours, usually weekdays only, are the main reason a condo takes longer than the same work in a house.

What are the working hours for condo renovations in Toronto?

The city allows construction noise on weekdays from 7 am to 7 pm, but your building's rules are what actually govern, and most Toronto corporations limit renovation work to roughly 9 am to 5 pm on weekdays only, with no weekends. We build those hours into the schedule from day one instead of promising a timeline the building will not allow.

Can I move walls or open up my condo kitchen?

Often, yes. Most interior walls in a suite are non-structural partitions, so with board approval they can come out and the kitchen can open to the living space. The hard limits are load-bearing or shear walls, which are rare inside a unit but absolute, and the plumbing stack, which decides how far the sink can travel. We confirm all of it before the design is final.

What is Kitec plumbing, and should I replace it during my renovation?

Kitec is a pipe system installed in many Toronto condos built from the mid-1990s to the late 2000s. It was pulled from the market because it fails early, and some insurers now ask about it directly. If your unit has it, the cheapest time to replace it is during a renovation, while the walls are already open. We check for Kitec on every job from that era and price the swap up front.

Can I live in my condo during the renovation?

For a single bathroom or a smaller project, usually yes, and we keep water and a working washroom available as much as the plumbing allows. For a full unit renovation most owners stay elsewhere for the noisiest weeks, since demolition and floor grinding in a small footprint is hard to live beside. We give you the exact dates so you can plan around them.

Why does condo renovation work cost more than house work?

Logistics. Materials move through a booked service elevator, debris goes down the same way, corridors get protected and repaired, working hours are shorter, and the corporation's paperwork takes real time. Add a damage deposit and possible board fees and the same kitchen costs 10 to 20 percent more in a tower. We price all of it into the fixed quote so nothing shows up later as an extra.
