Basement Renovations in North York

Your basement is the biggest room in the house that nobody uses. For 32 years, renoWOW! has turned cold, half-finished North York basements into rec rooms, home theatres and legal income suites, from Willowdale and Bayview Village to Don Mills and York Mills. We sort out the water and the ceiling height before we frame a single wall, quote a fixed price up front, and build to the Ontario Building Code so it passes inspection the first time.

    Finished basements across North York

Turn the space under your home into a full extra floor

In most North York homes the basement is still original: low ceilings, a cold concrete slab, a tangle of ductwork, and moisture slowly working through the block. A proper basement renovation deals with all of that first, then adds a warm, dry, finished floor you will actually spend time in. It is some of the best value in the whole house, because you are finishing square footage you already own and already pay to heat.

We handle the entire job under one roof: waterproofing, framing, insulation, plumbing and electrical rough-ins, drywall, flooring and finishing. It sits alongside our wider North York home renovation work and pairs naturally with a kitchen renovation when you are updating more than one level. If you are still weighing your options, our Toronto basement renovation team can walk you through what your particular basement can and cannot become. We take one project at a time, so yours keeps our full attention from the first site visit to the final walkthrough.

Local experience that keeps your budget honest

We have been finishing basements across North York for years, so we know the housing stock. We know which postwar bungalows in Willowdale and Newtonbrook have ceilings too low to finish without underpinning, where homes near the ravines fight a higher water table, and how older side-splits hide cast-iron drains and out-of-date wiring behind the walls. Catching those things at the quote stage, rather than halfway through demolition, is what keeps your budget and timeline where they should be.

    Planning your budget

How much does a basement renovation cost in North York?

Two things move the price more than anything else: how much structural and moisture work the basement needs before finishing, and whether you are adding a bathroom or a full kitchen. The ranges below are realistic planning figures for North York, meant to help you set a budget before we measure and hand you a fixed quote.

    Basement scopeTypical North York rangeNotes
Open rec room (no bath)$35,000 to $55,000Framing, insulation, drywall, flooring, lighting
Family basement with 3-piece bath$55,000 to $80,000Adds a bathroom, extra rooms and finishes
Legal basement apartment$90,000 to $140,000+Kitchen, separate entrance, egress, fire separation
Basement bathroom (added)$15,000 to $20,000Breaking concrete for drains and rough-ins
Egress window (per window)$3,000 to $8,000Required for a legal bedroom or suite
Underpinning (raise ceiling)$50,000 to $100,000+Engineered, permitted, adds time
Interior waterproofing$3,000 to $10,000Fix moisture before finishing
Building permit fees$1,000 to $1,500+Plus drawings for structural work

These are planning ranges, not a quote. Underpinning to gain ceiling height and hidden water problems are the two things most likely to push an older North York basement above the range, so we check for both on the first visit. We also suggest holding back 10 to 15 percent for contingencies. Book a consultation and we will build an estimate around your basement, your ceiling height and the finishes you want.

Permits & the Ontario Building Code

Permits for North York basement renovations

North York falls under the City of Toronto, so basement permits go through Toronto Building and the work has to meet the Ontario Building Code. Anything that adds walls, plumbing or wiring almost always needs a permit, and a legal suite or underpinning always does. Skipping it is a false economy, since unpermitted work can mean fines, a failed sale and insurance headaches later. We prepare the drawings, pull the permit and book the inspections so none of that lands on you.

For a basement, a permit usually comes into play when you:

    • Frame new walls, rooms or a separate suite
    • Add a bathroom, kitchenette or new plumbing
    • Add or upgrade electrical circuits or the panel
    • Cut an egress window or add a walkout entrance
    • Underpin or lower the floor to raise the ceiling

    What we handle for you

Skipping permits risks fines, failed inspections and problems at resale. As a RenoMark and BILD member, we keep every project compliant.

    • Design and permit drawings
    • Structural engineering for underpinning
    • Egress and fire separation to code
    • All required stage inspections
    • Final occupancy sign-off
    How it works

Our 4-Step North York Basement Renovation Process

    01

    Consultation & Assessment

We come to your North York home, measure the space, and check the three things that decide what is possible: ceiling height, moisture and where the mechanicals sit. Then you get a written scope and a fixed price.

    02

    Design, Permits & Planning

We finalize the layout and finishes, prepare the drawings and any structural engineering, and pull the City of Toronto permits, so everything is approved and ordered before the crew arrives.

    03

    Waterproofing & Rough-ins

Water gets dealt with first. Then we frame, insulate and run the plumbing and electrical rough-ins, with your project manager on site and inspections booked at each stage.

    04

    Finishes, Walkthrough & Warranty

Drywall, flooring, trim and fixtures go in, we pass final inspection, then we walk the finished basement with you and back the work with our two-year warranty.

    Frequently asked questions

    North York basement renovation FAQ

How much does a basement renovation cost in North York?
It depends on scope. An open rec room with no bathroom usually runs $35,000 to $55,000, a family basement with a three-piece bath $55,000 to $80,000, and a legal apartment with its own kitchen and entrance $90,000 to $140,000 or more. The two things most likely to push a project higher are underpinning for ceiling height and fixing water problems, so budget a 10 to 15 percent contingency on top.
How long does a basement renovation take?
Most North York basements take four to eight weeks of construction once the design is set and the permit is in hand. A legal suite or a basement that needs underpinning runs longer, often eight to twelve weeks. You get a schedule with your fixed quote so you always know what is happening next.
Do I need a permit to finish my basement?
Usually, yes. As soon as you add walls, plumbing or electrical you need a permit, and a legal suite or underpinning always requires one. Purely cosmetic updates like paint or new flooring in an already finished basement typically do not. North York permits go through Toronto Building, and we handle the application, drawings and inspections for you.
Can you build a legal basement apartment?
Yes, and it is one of the most common projects we do. A legal second suite has to meet the Ontario Building Code, which means a separate entrance, proper egress windows, fire-rated separation between units, a minimum ceiling height and its own ventilation. We design it to code, pull the permits and coordinate the inspections so the suite is legal to rent when we are done.
My basement ceiling is low. Can you raise it?
Often, yes. Where the ceiling sits below the code minimum, we can lower the floor with underpinning or bench footing to gain height. It is structural work that needs engineering, a permit and extra inspections, so we assess whether it is worth it for your home on the first visit rather than guessing.
What about water and moisture problems?
We deal with water before anything else. That means finding the source, then handling interior waterproofing, drainage and a sump or vapour barrier as needed, all before a single wall goes up. Doing this properly is the difference between a basement that stays dry for decades and one that fails in a few years, and it is exactly where cheaper quotes cut corners.
Which North York neighbourhoods do you serve?
We finish basements right across North York, including Willowdale, Bayview Village, Don Mills, York Mills, Lawrence Park, Bathurst Manor and Newtonbrook, plus the condos and homes along the Yonge corridor.
