Home Renovations in Etobicoke
Renovating in Etobicoke? renoWOW! has spent 32-plus years working on homes from the Tudor-style houses of The Kingsway to the condo towers along the Humber Bay lakeshore, so we know the difference a building type makes. Clear timelines, honest budgets, lasting work.

What Etobicoke's Older Homes Need Today
Etobicoke's housing stock is a mix. There are Tudor and stone character homes in The Kingsway, small postwar bungalows along the lakeshore in Long Branch and New Toronto, and a wall of condo towers rising at Humber Bay Shores. Each one hides its own problem: dated wiring behind original trim, a low ceiling in a 1950s bungalow, or a kitchen that was never built for how a family actually cooks today.
We work with what is already there instead of fighting it. A Kingsway kitchen renovation keeps the stonework and adds a modern layout behind it. A lakeshore bungalow gets opened up without losing the bones that make it solid. For the full picture of what we do beyond Etobicoke, have a look at our home renovation services in Toronto.
We Know How to Get Trades In and Out of Etobicoke
Etobicoke runs from the Humber River to the Mississauga border, and a job in Long Branch looks nothing like a job in The Kingsway once you get past the front door. We plan deliveries around the QEW and Highway 427, work around tight parking on the lakeshore streets, and book elevators ahead of time for any Humber Bay Shores condo project.
Kingsway & Sunnylea character homes
These 1930s and 1940s houses were built to last, with stone facades and solid bones. The wiring and layout behind them usually were not built for 2026. We update what is inside while keeping the character on the outside.
Lakeshore bungalows
Long Branch, New Toronto and Alderwood are full of small, solid postwar bungalows on generous lots. Opening up the main floor is usually the single biggest change a homeowner can make here.
Humber Valley & Markland Wood additions
Bigger lots near the ravine give you room to grow up or back. A second-storey addition or rear extension is common in this part of Etobicoke, and we handle the structural engineering and permits that come with it.
Condos at Humber Bay Shores
Renovating a unit in one of the lakeshore towers means working with the building as much as the suite. Board approvals, insurance certificates and elevator bookings all get sorted before the first hammer swings.

Cost comes down to the size of your home, the finishes you pick, the age of the property and how much structural work is involved. The ranges below are general planning figures for the Etobicoke market, meant to help you budget before a fixed quote.
| Project type | Typical Etobicoke range | Notes |
|---|---|---|
| Cosmetic refresh (paint, trim, lighting) | $3,000 – $12,000 | No structural or permit work |
| Bathroom renovation | $15,000 – $40,000+ | Higher for ensuites and layout changes |
| Kitchen renovation | $30,000 – $90,000+ | Cabinetry and appliances drive the range |
| Basement finishing | $35 – $75 / sq ft | Legal apartments cost more |
| Full main-floor / open-plan reno | $40,000 – $120,000+ | Load-bearing wall removal adds cost |
| Second-storey addition / top-up | Quoted per project | Structural, roofing and permits included |
| Building permit fees | $300 – $2,000+ | Set by the City of Toronto by scope |
These are planning ranges, not a quote. Character homes in The Kingsway and older lakeshore bungalows both tend to hide surprises, wiring, plumbing, sometimes the structure itself, so we suggest budgeting 10 to 15 percent extra for the unexpected. Book a Free ConsultationWhat You Need to Know About Etobicoke Permits
Etobicoke is part of the City of Toronto, so permits go through Toronto Building's Etobicoke York district office and follow the Ontario Building Code and local zoning. If your property backs onto the Humber River, Mimico Creek or the Lake Ontario shoreline, the Toronto and Region Conservation Authority may also need to sign off before work near the water or a ravine can start. We handle both processes for you, from drawings and applications to booking the required inspections.
- Load-bearing wall removal and second-storey additions
- Basement underpinning or a new secondary suite
- Any work near a ravine, creek or the shoreline (TRCA review)
